The Principal London
The Principal London is a Grande dame, Grade II red star listed asset of Victorian architecture, arranged over 10 levels, including 373 rooms. This 4 star hotel is to undergo a full refurbishment to reinstate its grandeur and place as a leading hotel in London. Extensive improvement will update the hotels’s high quality food and beverage, banqueting and rooms.
Elementa’s works cover a full MEP detailed design service. Key to the project is the understanding of the building and its existing state and how we can most efficiently bring the building up to modern working standards without unnecessary intervention and cost. Service systems span the whole life of the building and upgrades and replacements have required careful thought, survey and testing.
The project requires a detailed knowledge of heritage buildings and the opportunities they can afford for modern services distribution i.e. the use of chimneys, coal services routes, vaults, Victorian ventilation principles and routes.
The project has a number of systems nearing the end of their usable life, the key element being the R22 air conditioning system. Elementa are looking carefully at how a lower impact solution with reduced plant space requirement can be integrated, while improving both the acoustic and visual impact in the central lightwell. This is all being considered in conjunction with a rooftop extension to increase the high quality rooms within the hotel and any associated plant relocation.
